Painter finishing the dormer and trim of a Wayne, NJ home exterior

Protection and Appearance

A Lasting Exterior Finish Starts With the Surface

Exterior painting is more than a color change. The condition of the siding, trim, previous coatings, caulk joints and exposed wood all affect how the new finish will perform.

All Time Paint & Plaster Co. evaluates the exterior, identifies the required preparation and selects coating systems suited to the substrate and project conditions. We serve residential and selected commercial properties throughout Northern New Jersey.

The Right System for Each Exterior Surface

Wood and Cedar
Loose coatings may require scraping and sanding. Bare wood is primed where specified, and deteriorated areas are evaluated before painting.
Vinyl Siding
Only suitable vinyl surfaces should be painted, using compatible coatings and colors that do not create excessive heat buildup or distortion.
Aluminum Siding
Chalking, oxidation and adhesion must be addressed during cleaning and preparation.
Stucco
Cracks, moisture conditions and previous coatings must be evaluated before selecting the repair and coating system.
Brick and Masonry
Paint, limewash and mineral finishes behave differently. Moisture and substrate condition should be evaluated before coating masonry.

Every surface is inspected before we recommend a coating system — not every surface is a candidate for paint.

Before the Finish Coat

Exterior Surface Preparation

Exterior coating failures are often connected to moisture, deteriorated substrates or insufficient preparation. The required work depends on the existing surface and is documented in the project estimate.

Structural rot, active water intrusion, roofing problems and major carpentry repairs may require another qualified trade before painting begins. Painting does not correct the source of moisture or structural deterioration.

Preparation may include

  • Protecting landscaping, roofs, windows and hardscaping
  • Cleaning or washing where appropriate
  • Mildew treatment where included
  • Scraping loose paint
  • Sanding rough transitions
  • Priming exposed or repaired areas
  • Caulking appropriate gaps and joints
  • Minor wood repairs when included
  • Addressing peeling or failed coatings
  • Masking windows, fixtures and adjacent surfaces

Washing methods, pressure and cleaning products are selected according to the surface. Not every exterior should be aggressively pressure washed.

Built Around Project Conditions

Exterior Coatings for North Jersey Conditions

Northern New Jersey exteriors experience sun, humidity, rain, freezing temperatures and seasonal expansion and contraction. Product selection matters, but substrate condition, preparation, application conditions and ongoing maintenance are equally important.

Sun and UV Exposure

Southern and western elevations fade and chalk faster. Color and product choice should reflect exposure.

Rain and Moisture

Surfaces must be dry before coating, and moisture sources should be addressed rather than painted over.

Seasonal Temperature Changes

Application and curing depend on air and surface temperature, so work is scheduled around the forecast.

Surface Movement and Maintenance

Wood and joints expand and contract. Periodic inspection, caulk upkeep and touch-ups help the finish perform.

Service life varies according to the substrate, previous coatings, exposure, preparation, product, color and ongoing maintenance.

Questions

Exterior Painting FAQs

How do you protect landscaping and outdoor surfaces?

Plants, walkways, decks, patios, roofs and windows are covered or masked before preparation begins, and protection is removed and the area cleaned at the end of the project.

Do you clean the exterior before painting?

Yes, where appropriate. Cleaning removes dirt, mildew and chalking so the coating can bond. The washing method, pressure and products are selected for each surface — not every exterior should be aggressively pressure washed.

How do you handle peeling paint?

Loose and failing paint is scraped, rough edges are sanded, and exposed areas are primed before finish coats. The amount of preparation depends on the condition of the existing coating and is documented in the estimate.

Can you paint wood and cedar siding?

Yes. Wood and cedar are prepared according to their condition, bare wood is primed where specified, and deteriorated areas are evaluated before painting.

Can vinyl or aluminum siding be painted?

Often, yes. Vinyl requires compatible products and an appropriate color selection to avoid heat-related distortion. Aluminum must be cleaned and checked for chalking and oxidation so the new coating adheres.

Can stucco and masonry be painted?

In many cases. Cracks, moisture conditions and previous coatings are evaluated first, and a breathable coating suited to the substrate is selected.View More Questions
Should brick be painted or limewashed?
It depends on the look you want and the condition of the brick. Brick should be evaluated for moisture and coating suitability before choosing paint, limewash or a mineral finish.
Do you repair minor wood damage?
Minor repairs are completed only when included in the estimate. Major rot, structural damage and active leaks may require another qualified trade before painting.
How does weather affect scheduling?
Scheduling depends on temperature, rain, humidity, surface moisture and the requirements of the coating being applied. We plan work around the forecast and adjust when conditions aren't suitable.
How long does exterior painting take?
It depends on the size of the property, the preparation required, access and weather. We'll review the expected schedule with you as part of your estimate.
How often should an exterior be repainted?
Painting frequency varies by substrate, exposure, preparation, coating and maintenance. Regular inspection and touch-ups help you plan the next repaint before the surface fails.
What affects exterior painting cost?
Property size and height, the substrate, coating condition, peeling paint, repairs, number of colors, trim detail, access, primer and product selection. Every project is priced according to its actual scope.
